Evergreen, Conifer and Golden Weather
Then there is the local Weather! We in the Colorado Front Range enjoy a full four seasons to the year.In the Evergreen and surrounding foothills communities, we typically are on average 10 degrees cooler, year round, than down in the valley floor where Denver is situated. This means we typically see snowfall a bit earlier, and spring a bit later than Denver (by about two to three weeks difference). This is due in large part to the difference in elevation from Denver’s “mile high” 5280 feet, to 7500 feet at Main Street Evergreen.
Winter is simply spectacular! Our climate provides the wonderful ability to have a snow storm come in one day, and have amazingly clear bright blue skies the next day, and melting snow, as fast as it came down. Spring is truly like a re-birth of the earth and all that nourishes itself from it, so full of freshness and wonderful mountain smells. Breathtaking is all that can be said about it!Summer and fall are not to be believed. Days upon days of beautiful sunshine, and again those blindingly blue skies throughout summer, and on into fall. The fall days are probably some of the most fantastic days of the year in Colorado. Perfect temperatures, very mild weather patterns, the colors changing, gently preparing us for the change to winter.
The Evergreen/Conifer areas average temperature in July (our hottest month) is 75-80*, while at the same time it is quite often over 90* in Denver! Conversely the coldest month (January) finds our average temperature to be 30 degrees, with Denver being 40-45degrees at the same time. Evergreen/Conifer’s annual precipitation is 15.4 inches, with the annual snowfall totaling out at 60.3 inches on average. And one of the wonderful things about living here is the low humidity – averaging 40%, and quite often it is even lower than that. So the difference between living in Evergreen and say Chicago in mid-July or mid-January is a (very comfortable) world apart!

First Time Buyers >A Matter of Timing
Buying real estate can sometimes involve tricky timing. For example, you may have found the perfect house and are thinking about making an offer, but are feeling pressured to make a decision just when you want time to consider the matter. The agent tells you that another party is thinking about making an offer, so you shouldn't hesitate if you really want the house. What should you do? Trust your agent!
It is natural to feel some pressure from even the most easy-going real estate agent--and some uncertainty about making an offer. If you really like a house, there is always the possibility that someone else will share your enthusiasm for it. Whether your local market is active or sluggish, it is sensible to assume that another offer is likely to come in. Perhaps you can afford to "sleep on it", but moving as quickly as possible will minimize the possibility that the house will go to another buyer.
