Vacation Planning 101 Vacation planning can be stressful especially with the new requirements when traveling to Mexico and Canada. Here are some tips to help with your next vacation whether it is relaxing on a beach or going skiing. New regulations for travel within North America: U.S Citizens may present a valid U.S. passport when traveling via air between the U.S. and Canada and Mexico, Central and South Amarica, the CArribean, and Bermuda, and may also use a U.S. passport when traveling via sea and land borders (including ferry crossings) Available soon will be the Passport Card (also referred to as the PASS Card): This limited-use passport in card format is currently under development and will be available for use for travel only via land or sea (including ferries) between the U.S. and Canada, Mexico, the Carribean and Bermuda. Need a Passport United States citizens can visit the State Department's web site http://travel.state.gov, or call the U.S. National Passport Information Center. (877-4USA-PPT. Please allow 4 to 6 weeks for processing of the passport application. Peak domestic passport processing is between January and July. For faster service we recommend applying between August and December. One is to book all componets seperately. The second is to buy a travel package. If you book componets seperately, you can mix and match air travel, hotels or car rentals as needed. Travel packages are best if you are planning to fly to your destination and stay at a hotel or resort. Travel packages often let you take advantage of special low, unpublished, negotiated airfare that can only be sold together with accomodations as a package deal. Some great websites to book you travels with are: www.Orbitz.com, www.Travel.com, and www.Expedia.com. If your travel takes you to a foreign nation it is important to be aware of any immunization requirements you may need. The National Center for Infectious Diseases website can give you travel health precautions, info on safe food and water, etc. The web address is www.cdc.gov/travel. Also, don't forget your passport! Are you traveling with children or pets? Planning in advance will alleviate an undue stress on both of you. Make sure ypur children have things to do that will occupy them on a long flight and snacks, as most airlines don't provide much in the way of meals any longer It's our job to know EVERYTHING about real estate! Foreclosures >4. Foreclosure Alternatives
There are several alternatives for a homeowner to consider when foreclosure is looming. Before proceeding, a homeowner must first choose whether or not he or she wants to keep his or her home.
If a homeowner wants to keep their home:
- Repayment plan: The homeowner establishes a payment schedule with the lender to pay the delinquent amount.
- Special forbearance plan: The homeowner requests a temporary reduction or payment suspension that will be increased after a set specific period of to repay the delinquent amount.
- Modifying the mortgage: The homeowner can refinance the debt and/or extend the term of the loan.
- HUD partial claim: If the homeowner has a loan insured by the Federal Housing Administration the lender can get a one time payment from the FHA-Insurance Fund to get the mortgage payments up to date.
- Refinance: The homeowner can negotiate a new loan with a different interest rate in order to make smaller payments.
- All options listed are subject to approval of the lender.
If a homeowner does not want to keep their home:
- Sell the house: Depending on the situation, the homeowner may be able to sell the house for more than is owed to the lender.
- Assumption: The homeowner turns over possession of the house to another person who then assumes the responsibility of the payments.
- Short sale: The lender and the homeowner come to an agreement to sell the home at a loss in order to get the homeowner out.
- Pre-foreclosure sale: The homeowner can sell the home and use the proceeds to settle the mortgage debt, even if the proceeds are less than the amount owed.
- Deed in Lieu of Foreclosure: The homeowner surrenders the property to the lender without further damage to his or her credit.
